Encinitas Real Estate Market Update - June 11, 2022

We have been talking about it for many weeks now - the market is shifting. We are headed toward a "normal" seller's market, where properties can be active for 30-60 days before getting the right offer. The shift is subtle, but since we have a front row seat we like to keep you up to date with what we are seeing.

The market predictions have been anywhere from a market crash to a full-on recession. We don’t see a market crash coming, since there is still a shortage of inventory, lots of buyers actively looking, and excessive borrowing is not driving the market craze we've been experiencing over the past couple of years. As of now, the major factors are the hikes in interest rates, fluctuations in the stock market, and the psychological impact both are having on buyers who are trying to decide to wait or to move forward. As a result of this indecision, we have started seeing more buyer cancellations and properties going back on the market. This is why we make sure we have backup offers in place where possible, and keep backup agents up to date on our escrow progress in case the initial buyers get cold feet. With general buyer interest still high, this strategy has worked in our sellers' favor and eliminates the need to go back on the market.
