Poem From Client
Here is a poem from an amazing client, who is also a great writer, actress, and artist: "Twas the night before escrow, and all through the house not a creature was present, not a rat, skunk, nor mouse The counters were gleaming, the cupboards were bare The rugs had been vacuumed by the seller, with care. The Buyers were ready, with champagne and Brie The Seller was packed up, and ready to flee. When all of a sudden came news through the phone: "Termites have been found! You can't sell this home! They've infested the attic, there's damage to fix - escrow must be postponed - call Julie! Call quick!" The Seller was desperate - she'd already bought and she'd been conscientious (or so she thought) "I've paid you for four years to keep the bugs out!" "Who cares?" Replied Terminex, with a shrug and a pout. Then in charged our Neda - "No worries! Don't fret!" She made things all better - escrow was re-set. But lo and behold, came another set-back This time from the County - alas and alack, The Buyer's Canadian - his signature lacks purity He'll have to fly in, thanks to Homeland Security. Poor Buyer! Poor Seller! The summer progresses.... Once more Neda stepped in to clean up the messes. No problem! It's dealt with! The date's set in stone - Tomorrow your dream house becomes your new home. But wait! Not so fast! - Yet another surprise! It seems that Town Hall had told us some lies. (here the story gets much too confusing to tell - Suffice, gentle reader, to know it was hell) But Neda Nourani, she really came through (With help from the Buyers, and their realtor, too) Grace under pressure, cucumber-cool Weathering obstacles random and cruel - They pulled it together, at last escrow closed Joy and relief replaced all of the woes. What a realtor! What a woman! What a friend, it turns out - A shining example of charm vs. clout and so, she drives off - and so I end this poem - Happy Housewarming, everyone! And to all, Welcome Home!

Lenders are always looking for new ways to help buyers get into the home of their dreams. Today they frequently use adjustable rate mortgages (ARMs) to increase the buyer's options. The interest rate on an ARM changes periodically to reflect changes in the national market. Since the loan starts at a rate that is lower than the national average, lenders can reduce the borrower's qualifying criteria.
One way to distinguish between different ARMs is by the national index to which they are tied. Some ARMs are tied to a slow-moving index called the cost-of-funds index; these are usually the most desirable. ARMs that are tied to a more volatile index, such as Treasury Notes, can be adjusted upward at a quicker rate. Look at all the factors before choosing a loan. The faster index loan may start out with lower rates and lower monthly payments, but the slower index ARM may eliminate your concern about having to re-finance down the road.
